Booking Cancellation Policy
In the unfortunate event that you must cancel your booking we ask to be informed immediately. If the booking is cancelled with over 6 weeks’ notice you will receive a full refund from us here at Waterside Lodges. If the booking is cancelled with 4-6 weeks remaining before arrival you will receive a 50% refund and if cancelled with less than 4 weeks until your arrival we offer a refund of 10%. We advise guests to take out holiday cancellation insurance, to avoid any losses. In the unfortunate circumstance, we have to cancel your stay, we will always offer a full refund and offers of other alternatives to keep your upcoming trip as smooth as possible.
Terms & Conditions
1.By making a booking you are deemed to have accepted our following terms and conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.
2.Bookings cannot be accepted from someone under 18 years of age.
3.The accommodation hired is strictly under the basis that it is for holiday use only, therefore no right to remain in the accommodation exists for the hirer or any person allowed into property by him.
4.A 25% deposit is required upon confirmation and the remainder to be paid 6 weeks prior to arrival. If the accommodation is booked within 6 weeks before your holiday, the full amount is to be paid at the time of booking. Non-payment of the remaining balance will be assumed as a cancellation and the deposit will not be refunded. Different policies apply to third party sites.
5.We require a £100 security deposit (per lodge) in addition to the prepayment. This is to cover any unreasonable damages to the property, additional costs with regards to extra cleaning or guests returning home with site access keys. Assuming there are no issues, once our guests have left we will refund the security deposit.
6.All payments must be made in Sterling by Bank Transfer to Waterside Lodges Cambridge Ltd. Account number and sort code are given on the booking form. All prices include VAT. Bookings can also be paid via card online.

8.The prices quoted are per lodge, per holiday on a self-catering basis. Our check in time is from 4pm and check out is 10am (unless alternative times have been arranged privately with Waterside Lodges). Please do not arrive early or depart late as accommodation needs to be thoroughly cleaned and prepared for the next arrivals.
9.Not all items and equipment (including hot tubs) may be available at the time of your booking due to break down or repair etc. Waterside Lodge’s management will do their upmost to rectify any malfunctions but no refund or compensation will be given. During a drought, legislation may prohibit us from filing the hot tubs and prevent guests from fishing.
10.Rental fees include towels, linen and bathrobes during your stay. These will be changed at the end of every week.
11.Any Wi-Fi services provided at Waterside Lodges may only be used for lawful purposes. By signing this form, all guests agree to indemnify and hold Waterside Lodges owners from any claims resulting from the use of services to sites containing adult or mature content, or material in violation of any United Kingdom and European Union Laws.
12.No candles are to be used in the property or on the veranda.
13.No furniture, bedding, crockery or cutlery are to be moved from or between lodges.
14.The guest shall take responsibility and care of the property during their stay. We ask guests to leave the accommodation in the same condition in which they arrived.
15.Fishing equipment and bicycles are not to be taken into the lodges. We have outside storage in which guests are welcome to use at their own risk.
16.We will try our best to ensure everything is satisfactory for you during your stay. However, if there is any cause for complaint during your stay, it must be notified to management at the property. Any serious matters must be recorded in writing.
17.All Hot Tub instructions and rules will be found in the lodge’s ‘Welcome Information’.
18.We have a non-smoking policy inside our lodges, including e-cigarettes. If you wish to smoke, an ash tray is provided for you to use outside. Please do not drop cigarette butts as they can cause damage to our wildlife and cause grass fires in dry conditions.
19.You will be held responsible for any guests who visit you on site. We do also politely ask that visitors vacate the site quietly and are not to stay onsite overnight.
20.Unfortunately, we do not accept any pets apart from registered/trained service animals.
21.Any late arrivals will need to be arranged with management before arrival.
22.Each lodge has a car parking space next to their lodge. Cars are parked at owner’s risk and Waterside Lodges will not be held responsible for any loss or damage.
23.Please inform management if you have any mobility issues prior to booking.
24.We cannot accept liability for damage, expense, injury, death or loss of any nature whatsoever suffered by any person(s) from any cause other than the proven negligence of us or our employees. Hot tubs and the fishing lake are unsupervised and therefore used entirely at your own risk.
25.You must take all necessary steps to safeguard your personal property and no liability is accepted in respect of damage to or loss of such property. Please note safe boxes are provided.

27.Waterside Lodges cannot accept responsibility or give compensation where the performance of our contract with you is prevented or affected by reason of circumstances which amount to force majeure. These include any event which we could not avoid. Such circumstances include: destruction or damage or accommodation (which cannot be remedied to a satisfactory standard before your arrival) through fire, flood, explosion, storm, weather damage, break-in, criminal damage, riots or civil strife, natural or nuclear disaster, way or threat of war, actual or threatened terrorist activity and any similar situations.
28.Staff will not normally enter a lodge once it has been let. However, staff have the right to enter at reasonable times for inspection or to carry out repairs.
29.Lost property will be stored for 3 months and postage will be charged to the guest if required once checked out. If not collected before 3 months, items will be donated to charity.
30.Once a booking form is signed, you are agreeing to the General Data Protection Regulation (GDPR), which allows us to hold basic data such as your name, address, email, telephone numbers etc. so we are able to contact you regarding your booking.
Please be aware there are many open spaces around the site as well as deep water. Please make sure children are with a responsible adult at all times.
